Civet Holdings LLC is a real estate and intellectual property holdings company focused on acquiring, developing, managing, and monetizing assets with long-term economic potential.

Our business is organized around three principal asset classes:

Real Estate – Our primary focus.
Intellectual Property – Our secondary focus.

Select Personal Property provides an additional category for strategic acquisitions and holdings.

Although these asset classes are different, our philosophy toward them is the same: identify assets with unrealized potential, establish an ownership or economic position, apply the capital and resources necessary to increase their value, and determine the most effective long-term holding or exit strategy.

Real Estate

Real estate is the foundation of Civet Holdings.

We evaluate land, including raw, residential, and commercial properties for income-producing, development, and other real estate opportunities. According to results, a determination is made based on its future use, development potential, market position, entitlement status, income potential, capital requirements, and available exit strategies.

Land represents a particularly important component of our real estate strategy.

Civet seeks various real estate property types, and development opportunities where additional value may be created through due diligence, zoning, entitlement, engineering, infrastructure, development, vertical construction, repositioning, or strategic disposition.

From Land to Development

We believe significant value can be created during the progression from undeveloped or underutilized property to development-ready real estate.

Depending upon the opportunity, Civet may acquire property outright or establish contractual control while completing due diligence and determining whether the proposed project satisfies our acquisition and development criteria.

For suitable properties, the process may progress from property identification and evaluation through acquisition, entitlement, land development, vertical construction, stabilization, sale, or refinancing.

Not every property advances through every stage.

Our objective is to make disciplined investment decisions before substantial capital is committed.

Investors and Development Partners

Some of the greatest increases in real estate value occur between the acquisition of land and the completion of its intended development.

Civet seeks to identify land and development opportunities where entitlement, infrastructure, development planning, construction, or strategic partnerships can unlock additional value.

Civet Holdings seeks to build relationships with real estate investors, landowners, developers, contractors, vertical builders, lenders, and other strategic partners.

Certain projects may be placed within separately organized project entities established for a specific real estate opportunity.

Qualified participants may be offered opportunities to participate in individual projects through separately documented investment or joint-venture structures. Economics may include defined capital contributions, priorities of payment, return of capital, preferred returns where applicable, and subsequent distributions of project profits.

Our objective is to align property, capital, development expertise, construction capabilities, and exit strategy around a clearly defined opportunity.

Intellectual Property

Physical property is not the only asset capable of creating substantial long-term value.

Intellectual property represents the second major business of Civet Holdings.

Our interests may include patents, copyrights, trademarks, software, proprietary technology, brands, publishing rights, digital assets, trade secrets, designs, business systems, and other forms of legally protectable intellectual property.

Civet may acquire intellectual property outright, establish ownership interests, finance or participate in commercialization, license rights to third parties, develop intellectual-property-based businesses, create strategic partnerships, or ultimately sell intellectual-property assets.

Working With Creators and Rights Holders

Many creators develop valuable intellectual property but lack the capital, commercial infrastructure, distribution relationships, licensing capabilities, or business resources necessary to realize its full economic potential.

Civet seeks relationships with inventors, entrepreneurs, software developers, authors, designers, publishers, businesses, brand owners, and other intellectual-property rights holders.

Depending upon the opportunity, Civet may evaluate an acquisition, license, partnership, commercialization arrangement, revenue-sharing structure, or another appropriately structured transaction.

Our interest is not limited to one industry.

We seek intellectual property that has identifiable ownership, protectable rights, credible commercial applications, and a realistic pathway to producing economic value.

Our Value-Creation Approach

Civet approaches both real estate and intellectual property from the perspective of an owner and investor.

We identify the opportunity.

We evaluate the asset.

We determine its risks and economic potential.

We establish an ownership or contractual position.

We assemble the capital, professionals, partners, and resources required to execute the strategy.

We manage the asset toward defined milestones.

We then determine whether the greatest value is produced by continuing to hold the asset, generating recurring income, forming additional partnerships, refinancing, licensing, commercializing, developing, or selling it.

Technology as an Asset and Operating Advantage

Technology remains an important component of Civet Holdings, but its role has changed.

Rather than defining Civet primarily as a technology services company, technology supports our real estate and intellectual-property operations.

Data systems, automation, software, financial models, project-management platforms, research tools, and digital infrastructure may be used to improve sourcing, due diligence, development management, financial analysis, investor reporting, intellectual-property administration, and asset management.

When Civet owns proprietary software, brands, content, processes, digital systems, or other protectable technology, those assets may also become part of our intellectual-property portfolio.
